ICON Brickell Condo is Fannie-Mae Approved! At least tower one is according to the new list published by Fannie-Mae on their website efanniemae.com – take a look. Looks like Related Group is working over-time to get these projects approved. They recently received Fannie-Mae approval on 500 Brickell as well. This means that ICON Brickell now qualifies for conventional lending from the major lenders as long as the buyer is credit-worthy and the loan amount is within the Fannie-Mae approved loan limits. This is good news for Related and should assist them in closing many more of the units. Prices at ICON Brickell start from the mid $200,000’s for studios. Yesterday I received an email from RCRS stating that 500 Brickell has become Fannie Mae approved. I am excited to present that finally the Related Group has slashed prices on 500 Brickell. Many agents and brokers knew this had to happen some time or later as sales were taking place slower than expected over the last year. EPIC Miami Condo Residences and Hotel – A few months ago I toured EPIC Condominium while the building was finishing up construction and before the Hotel opened. Below you will see the photos from that visit. EPIC is a mixed use project featuring 411 hotel rooms and suites, 360 condominium units and restaurant facilities. EPIC is located at the mouth of the Miami River on the Downtown Miami side and across from Brickell. The Hotel, managed by Kimpton Hotels & Restaurants just opened on December 15, 2008. Hotel amenities include a 13,752-square-foot wrap-around pool deck with private cabanas, fine and casual waterfront dining, a spa and fitness center operated by Exhale, a waterfront lounge, 11,000 square feet of indoor meeting space, and a private marina. EPIC is the product of developer Ugo Columbo of the famed Santa Maria development. Among the many features of this building are a magnificent bayfront location in Downtown Miami, restaurants at ground floor and brands including Snaidero, Miele, Bosch and Subzero in all units.

ICON Brickell – WOW! Recently I toured ICON Brickell and I was blown away. I did have to admit I was skeptical before I took this tour. I felt that the large scale of this development (almost 1800 units) would have a major impact on the views from each unit. I had also seen some photos on other blogs and websites and the photos didn’t do this development justice. You must see this building to believe it. It is massive. Everything in this building was imagined to be larger than life.
